Juxtaposition of DM to Jebel Ali Palm

The Jebel Ali Palm & Waterfront project in a recent project render:

Doubts, however, surround developer Nakheel's ability to complete this project.

Much of the build plans have been put on hold.

Skyscrapercity.com is a great resource for researching the history of Dubai's recent property developments.

Despite Nakheel's achievements in thus far transforming the landscape of Dubai with projects like this, the Jumeirah Palm, Jumeirah islands and several other projects of scale (Ibn Battuta Mall, the Gardens and Discovery Gardens also come to mind), many have been plagued with controversy and delays.

Few if any projects under Nakheel proceed without numerous changes in design and even complete changes in location. Some high profile projects, like Jumeirah Lake Towers and the Arabian Canal, have even been transferred to other developers.

All of this points to a very poorly managed and incompetent commercial entity, despite its size and close connection to the powers that be in Dubai.

Since early 2005 when I initially began to look closely at property developments in Dubai I could see a pattern of what I would call failures and false moves with regard to Nakheel projects. (See What's Wrong with Thiese Beautiful Pictures?) These issues would not have been hard to spot for anyone makeing the effort to do a bit of research.

Say Nakheel, which in Arabic means palm, and instead think ten-foot pole.

Emaar's Prospectus DM Map

This image provides some indication of how the Marina will look when complete. The interchanges and road network including a total of 6 bridges spanning the Marina waterway would appear to be accurate.

While not all of the structures shown accurately depict the positions and dimensions of real buildings, this image is an improvement over more dated ones. The circular-shaped structure at center, for example, is part of a large mall complex currently under-construction and appears to be very true to form.

The two interchanges on either end of the Marina will provide improved access. Especially convenient will be the more direct access from Sheikh Zayed Road to the Jumeirah Beach Residences on the far side of the Marina canal.

A big source of controversy exists over what will be built by Emaar in the former position of its sales center (left image). The Upper Marina (right image) is sometimes referred to as the tallest block as it is expected to include a number of supertall towers, several over 100 floors. Also anticipated is a T-shaped mall.

It is expected that the road network in the interior areas of the Marina will also be rebuilt in the manner shown in the diagram. At Marina center (right image) will be a gigantic mall, hotel and restaurant complex seen from above as a bowl-shaped arena.

The far end of the Marina is expected to be quieter with more low and mid-rise structures, however it will still house a great number of residents. A small wharf is planned as well as a large Choithrams supermarket. There is also talk of a park of some sort and mosque.

Dubai Metro Update

The following graphic (click to enlarge) lists the planned stations for the Dubai Metro Red and Green lines. The Red line will include four stops within near proximity to Dubai Marina.

Upper Marina Towers

The upper Marina district will feature a collection of the tallest towers in Dubai, ranging from 50 to 100+ storeys. In all up to 24 towers and a large shopping mall could eventually fill the two city blocks. The graphic below shows the location and height of each tower (click to enlarge).

The Dubai Metro Network

The Dubai Metro will have a dedicated station in the area of the Dubai Marina. Some illustrations of the network have shown the line running on the Jumeirah Lake Towers side of Sheikh Zayed Road, rather than the Dubai Marina side. The following maps offer some perspective. The first appears to offer better detail than the second, although the second is posted at the official Dubai Metro government site. (Click on both maps for larger views.)
